The project involves evaluating the viability of developing a 120-room hotel on a 3.04-acre plot of land in San Marcos, Texas along the IH-35 corridor. We will create a site plan that incorporates the developer's specified building footprint and complies with the city's zoning and code requirements. Essential tasks include determining site limitations, developing the required utility and public infrastructure improvements, and calculating related expenses to be included in the developer's project proforma. The analysis will address engineering and regulatory issues while confirming that the site can support the projected development.
